Like I said - "real" revenue may be higher as he "stopped changing advertising in 2005". So MIGHT be that only advertising optimization could put it up to 2000$/month site, so that would be 12months*revenue.
Its just my speculation, but usually if a buyer sees that site is "underoptimized" for revenue he may offer more based on its "real" monetization value.
Its like somebody would sell 10000 hits a day site without any advertising except 1 link sold for 5$ per month, nobody would base that only on 5$/month (5$ * 6 months I give you 30$ lol)
