I have had an office in my house and one a few miles away to "get away" from being at the house all the time ... Flash forward a few months out and I was mostly at home again as the commute, inclement weather and also the "hidden" costs ( Going out to lunch with the team, walking out for a coffee break ) crept up.
My advice: Have a set start and set end time to your workday at the home office. Also make it point to leave the room you work in when NOT working... while your best computer rig may be in the office .. take your laptop, tablet, smart phone or whatever and get out of the room.
Also add in a few days where you do things outside... Food shopping, dry cleaners, etc.
For me: Having a set schedule and a routine of working + living apart in the same space has been fantastic...
