10 sales per month on a 33 000 monthly searches is not going to happen; even if you get to No1, your site will go up and down with time, so assume page one permanently, not top position;
I know everybody is crazy about "niche marketing," but targeting low search volume KWs is good only if you sell big ticket items and you are making decent money per each sale. Say, you are selling "big ass blue tractor" and making $500 or so in commission, then all you need is one sale per month to compensate you for maintaining the site (updating it, building links, etc.)
