Personal choice is different than what you would do. I would scoup up 5 houses / fix them up and rent them out.
250k / 5 = $50,000 per house. 20,000 deposit and $30,000 for repairs, taxes, and "house is empty" buffer. Assuming you have good credit and you can put 5% down on a 400k house.
House market is down, and WILL go up sooner than later.
