Bullshit on your bullshit. The site's earnings aren't relevant. Traffic source, amount and design/software are all that matter. Only inexperienced webmasters focus on trying to get the seller to divulge honest and actual earnings.
View traffic stats in either server logs or a trade script (none of that remote hosted horseshit like analytics) and decide how much you can make with that traffic. THAT is all that matters.
If buyer and seller can't reach an agreement there are only a few possibilities:
1. Seller is overvaluing the site.
2. Seller is making more with that site than you think you can.
3. Buyer is a cheapskate looking for a bargain.
