) and the only reason he can deny you is a)one of you have bad credit or low income b)evictions or c) he's rented it out . Have him give you the reason for your denial in writing. If he's stupid enough to then sue him. As for kids... thats a real big no no . States generally come down very hard on that.. no pets is legal..no smoking ... not sure about that , but fuck him, whats he gonna do after you already move in? deal with the 3 months it takes to evict someone.... however if you were not on the application your girlfriend turned in he can deny you living there as you were not on the original lease.
