From years of experience with warehouse floors ... Pick a water-based sealer. They wear out quicker but are easier to apply and you don't (in most cases) need to acid etch the concrete.

There is no bigger nightmare than seeing your sealer separate and remain tacky because it had a bad reaction to existing products.

With water-based you can scrub with regular soap, rinse well, apply when dry on a regular basis.

There are some very trick epoxy finishes you might want to research if color is an issue.
