in a good market you can get $135-150k for this same house. My plan was to put about $10-15k into it. But with the carpet now taken care of, maybe about $10k back in updating fixtures, paint, appliances, furnace, central air, etc.

So once the market turns in a 3-5 years. Should be a nice little return.
