ok, it looks like you are not joking, so I guess someone has to tell you..... those automated appraisal sites or programs are PRETTY MUCH COMPLETELY USELESS and are most often off by anywhere up to a few million dollars plus or minus

also, beware of appraisal services done by humans, as they often are way off too
