For those of you who do not know, I am the president of a very large business and property brokerage firm (I have 27 offices, and 180 brokers)...and this listing came across my desk today:

-Successful Adult video shop in Suffolk county long island on main road WITH property!
-20 years in location, same owner.
-Two story building w/plenty of parking. Room for offices upstairs (not currently rented)
-NET CASH FLOW is over $600K annual!

Asking $2m (property alone is worth $1.2 mil). Financing possible.

I figure I'd throw it up here. Anyone have an interest, let me know. If I were more liquid, I'd jump on this myself.
