I got into a similar situation, and decided in the end to drop it. It just wasn't worth my time.
It just wasn't worth it.
A few years later. I got a phone call from a lady who was going to rent to an individual named "Jorge Rodriguez" who had three little girls. I thought about it, and decided to just forget about it, and told the lady that it couldn't be the same guy. Mentioned the name was too common and the tennant I had, didn't have children.
If you really want to go after this individual do it, it will teach them a lesson, but keep in mind that if you already evicted them, that eviction is public records and they maynot be able to rent from anyone else in the future.
Being a landlord is not easy! Just try not to go overboard on trying to collect, on a possible tax loss you already took.
