No pets. I've always owned pets and very few are behaved enough not to ever damage anything.
If you're going to allow them, get a flat fee (non-refundable) for the pet, then a pet deposit and writing in the lease that says you can go after them for the regular deposit for any problems their pet causes.
And if they say they don't have pets, check with the neighbors and make sure - lots of folks try to sneak them in to avoid the fees/deposits.
