For what you list, I'm afraid you're going to have to double your budget, even for the bargain (but still nice) locations. I really feel sorry for anyone on a middle-class income today. If you weren't playing the real estate game the last few years, simply to keep ahead of the insanity, then I don't know how you ever catch up. Crisis coming.
