Give it to them... and make the agreement that they give it back if they close their site as well as giving you the dot org and have them purchase the dot net to lock it all in. Then IF they close, you come out with all three.

I'm not that religious either but there are some things that are just *right* to do. Some of these guys would run over their own Grannie if they thought they could make a buck off of it.
