Real estate - possibly land only tho depends where you are and the opportunities locally. All the crap about buying homes and renting just means more work and hassle - even if you use an agent.
5% on a decent land investment is easy - have been getting between 35% - 60% annually for a good few years now. They don't manufacture land any more
