Because they are living above their means, in other words they usually can't afford that $60k car. If they had any sense they would put all their available money towards paying off their mortgage a.s.a.p so that they owned their house and now have an asset.

THEN they could go and purchase that nice car, at least that way if they hit a rough year they could sell their nice car and they would still own their house.

With their current setup, if they hit a rough patch and they lose their jobs then they are literally fucked within a few months. Can't pay the mortgage = house repossessed.
