Profitablility of a Hookh Bar

A friend of mine wants me to be a business partner to open a Hookah bar. I'm in the process of doing research to see if it would be a profitable investment. Like any investment I know there are a ton of variables to consider(taxes, overhead, location....). We would want to start small with a couple of hookah's($120-200 each) furniture and the cost of renting space.

I talked to a local owner of a hookah bar in my hometown and pulls in about $5-6k in profit after taxes and expenses and being in business for only a year and a half. His place isnt very impressive, but seems to be doing well Does anyone have any experiences in the hookah business?
