Exclusive content sites. Did you pay out of pocket?

Question for webmasters of their own exclusive content sites. Did you pay out of your own pocket? Did you have an investor? Where did you get the money to start your site?
I had a site at one point. Solo gal site; the gal and I were partners, she posed, I did the site and everything. We were starting to make decent money and she ditched out to be a stripper. We started out of our own pocket. Anyways, recently I had a great idea for a site and researched and didn't see a market of it (not much competition, if any, it seems). How can I get funding for it? Will I have to go out of pocket again because that's tough right now, my job and affiliate stuff is barely getting me by. Any ideas?
