you don't count one thing in your calculations: having clear mind to get occupied in new projects...Anyways, I plan to finish some/recent adult stuff (finally) in one month or so and start new things. So the network for sale will be actually bigger, like 70 + domains with lots of content

That is definitely one of problems, but what you can do is to automatize process fully and make money still, so you can forget how you actually still own that sites. After all i haven't updated my sites for last 5 years
